Charged because the developer is GST-registered; on a unit under construction it falls due instalment by instalment.
Buyer's Stamp Duty is computed on the commercial scale — 1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000 and 5% above $1,500,000 — assessed on the price before GST and rounded down to the nearest dollar. At the $2,400,000 entry price on the Space Nova price list the duty is $89,600, an effective rate of about 3.7%. No Additional Buyer's Stamp Duty arises on an industrial purchase for any buyer profile, and Seller's Stamp Duty applies only to a sale within three years of purchase (15%, 10%, then 5%), falling to nil from the third anniversary — the full treatment is on the stamp duty & GST page. GST at 9% applies to the price; on a building under construction it is charged on each instalment under the progressive payment schedule, and a GST-registered operating company can generally recover it as input tax, subject to the rules set by IRAS.
BSD of $89,600, assessed on the price before GST: $1,800 on the first $180,000, $3,600 on the next $180,000, $19,200 on the next $640,000, $20,000 on the next $500,000 and $45,000 on the $900,000 above $1,500,000. That is an effective rate of about 3.7%, payable within 14 days of exercising the Sale and Purchase Agreement.
No. ABSD does not arise on an industrial purchase for any buyer profile — Singaporean, PR, foreigner, individual or company all pay the same commercial-scale BSD and nothing more on entry.
SSD applies only within three years of purchase: 15% in the first year, 10% in the second, 5% in the third and nil after the third anniversary, computed on the higher of the selling price or market value and payable within 14 days of the sale.
