What S$42.4 Billion of Big Deals Covers

Published

Stacked Homes reported on 9 October 2026 that big-ticket real estate transfers in Singapore totalled S$42.4 billion in the first nine months of 2026, a record. The phrase has a specific meaning, and the comparisons attached to it give the number its scale.

According to Stacked Homes, the report behind the figure, prepared by a property consultancy, counts three kinds of transfer: transactions of at least S$10 million, bulk or land sales of that size, and institutional asset transfers. A deal enters the total only at that size, so the figure describes large transfers and not every sale in the market.

Stacked Homes gives three yardsticks for the S$42.4 billion. The first is S$40.7 billion for the whole of 2025, which the nine-month total already exceeds by S$1.7 billion, by simple subtraction. The second is S$35.5 billion in 2017, and by simple subtraction the 2026 total is S$6.9 billion above it. The third is the consultancy's expected year-end figure of near S$50 billion, as reported by Stacked Homes. Stacked Homes also recalls that volumes fell from S$30.9 billion in 2022 to S$21.1 billion in 2023, so the series has moved in both directions.

The quarterly split is S$16.2 billion in the first quarter, S$15.5 billion in the second and S$10.7 billion in the third, according to Stacked Homes, and by simple addition those three amounts make the S$42.4 billion. Stacked Homes reports the consultancy's view that, with rate-hike expectations, parties in negotiation may be motivated to complete deals by year-end.

On the industrial side, Stacked Homes reports that investment activity doubled from the second quarter to the third quarter of 2026, led by government land sales, especially purpose-built workers' dormitories. In the same third quarter, according to Stacked Homes, commercial volume decreased after leading since the end of 2025.

Borrowing costs form the other half of the picture. Stacked Homes cites the benchmark SORA at about 1.2%, against nearly 4% in the US, 3.75% in London and 4.35% in Sydney. A mortgage broker told Stacked Homes that the interest rate on a commercial property loan was 1.08% at the start of 2026, about 1.04% by mid-2026 and 1.20% at the time of the report on 9 October 2026, with about 1.6% to 1.7% for larger loan quanta.

Taken together, the report offers a definition (transfers of S$10 million and above), a set of yardsticks (2025, 2017 and the expected year-end near S$50 billion) and a financing backdrop (SORA and loan rates), as set out by Stacked Homes. Stacked Homes also shows the third quarter's S$10.7 billion as the smallest of the three quarters, while the nine-month total still stands above the whole of 2025.
