A Sky Garden as a Landlord's Selling Point

Published

Owners of strata industrial units often think first about floor area, power and loading access. Tenants, though, also notice the little things that make a building pleasant to work in. At Space Nova, the Level 4 sky garden is one of those things, and landlords may want to think about how it fits into a leasing conversation.

Space Nova is a freehold B1 (clean) industrial development at 21 New Industrial Road, in the Tai Seng area of District 19. It has 47 strata units across seven storeys on a 36,257 sqft site, with partial ramp-up and flatted configurations. The developer is JVA NIR Pte Ltd. Tai Seng and Bartley MRT are about eight minutes away on foot, which helps with staff commutes.

B1 uses tend to be cleaner, lighter operations: design studios, light assembly, electronics, laboratories, media production and the like. Staff in those businesses often work long hours indoors, and a landscaped level where they can step out for a break is something a prospective tenant may remark on during a viewing. A sky garden will not decide a lease on its own, but it gives the owner something concrete to point to.

A landlord can use it in practical ways. Include it in the listing photographs and the description. Mention it when you walk a tenant through the building. Ask the managing agent how the space will be maintained and what rules apply to it, because shared facilities are governed by the building's management rather than by individual owners. Confirming those rules early avoids promising a tenant something that the management cannot allow.

Think, too, about who your likely tenant is. A company that hosts visitors or recruits regularly may appreciate a pleasant arrival experience. A firm with a large shift roster may value a place for staff to rest. Match what you emphasise to the business in front of you rather than reciting every feature.

Tenure plays a part in the landlord's long view. The land is freehold, held as an estate in fee simple, so the owner is not working against a lease expiry when planning a long holding period or an eventual sale. The freehold advantage page explains what that means in practice. The project's dates are worth noting as well: vacant possession is expected on 30 June 2029, and legal completion on 30 June 2032. Some pages loosely call 2029 a completion date, so keep the distinction in mind when you plan rental start dates.

Leasing outcomes depend on many factors outside any building's features, including your pricing, the condition of the unit and your tenant's needs. Speak to a licensed adviser and a lawyer before you sign a tenancy agreement. If you are weighing Space Nova as a leasing asset, discuss your plans with the team, or start from the Space Nova home page.
