Kallang has long been a district of warehouses, canals and expressway links, and EdgeProp reported on 17 October 2026 that part of it is changing hands. Bukit Sembawang Estates has proposed to acquire a 5.1 ha portion of the 13 ha Kallang Distripark under a conditional put-and-call agreement, according to its bourse filing on the evening of 16 October 2026. The seller is Tropical Warehousing Co, which is owned by members of the Lee group of companies.
The site lies between the Kallang River and Pelton Canal in city-fringe Kallang, about 5 km from the city centre. Geylang Bahru and Kallang MRT stations are close by, and major expressways run past it. The land parcel is roughly 51,000 sq m, and it includes a 24,905 sq m plot with about 41 years left on its 99-year lease, which expires in 2067.
A fresh 99-year lease would need in-principle approval from the Singapore Land Authority, because the existing head lease would be surrendered. The proposal is also conditional on shareholder approval at an extraordinary general meeting, where the Lee-group entities and one director would abstain.
Bukit Sembawang plans a leasehold, non-industrial development with commercial space on the first storey. The buyer would also deliver a 2 ha public park, a 15 m-wide waterfront promenade and new roads, and it would design, build, complete and maintain those works and demolish certain warehouses and buildings. Permissible gross floor area is about 74,707 sq m at a gross plot ratio of 3.0, subject to approvals. Analysts cited in August by EdgeProp estimated 600 to 800 units on the parcel.
The wider picture comes from the Urban Redevelopment Authority, which proposed in August 2026 to amend the Master Plan so that the whole privately owned Kallang Distripark changes from industrial and warehouse use to a new neighbourhood. That plan points to an estimated 2,250 to 2,550 units in total, across three private plots, a 1.8 ha reserve site, a 2 ha neighbourhood park and added roads. The other two plots are largely freehold. Bukit Sembawang described the deal as a way to diversify its portfolio, which includes Luxus Hills, Seletar Hills Estate and Sembawang Hills Estate.
For industrial occupiers, a district lens helps: when a warehouse estate in one corner of the city is rezoned, the choice of established industrial precincts elsewhere takes on more weight. The Kallang filing covers one parcel, and the full outcome depends on the approvals listed above.
