A Landlord's Digest on a Record Deal Year

Published

A quick digest for industrial landlords: Singapore's property investment market is tracking toward a record 2026, and the industrial segment's own quarter carries signals worth noting for anyone holding or planning to hold a strata unit.

Space Nova Landlords: The Digest, in Four Parts

The headline figures. Knight Frank Singapore's third-quarter review puts total investment sales at $10.7 billion for the quarter, down from $16.2 billion in the first quarter and $15.5 billion in the second. The cumulative total for 2026 up to the report reaches $42.4 billion, already above the $40.7 billion recorded across the whole of 2025, with one quarter still to be added and the gap already at close to $1.7 billion.

The outlook. Melvin Chay, Knight Frank Singapore's interim head of capital markets, expects the full year to close near $50 billion, a new all-time high for the market, which would mean roughly $7.6 billion more changing hands in the final quarter than had been logged by the third-quarter cut-off. He notes that possible interest rate rises could push some owners to close deals before the year is out, a timing consideration any landlord watching sale or lease cycles can read alongside their own plans.

The industrial detail. Industrial transactions reached $2 billion in the third quarter, more than double the previous quarter, with JTC awarding three Business 2 sites at Jalan Buroh ($214.4 million), Kaki Bukit ($52.8 million) and 5 Tuas Avenue ($43.4 million), plus two worker-dormitory sites at Kranji Close ($343 million) and Lok Yang Way ($221.7 million), a combined close to $875 million in new industrial land across the five sites.

What it means for a landlord. Continued institutional appetite for industrial land, even in a quieter quarter, points to sustained demand for industrial space generally, a useful backdrop for an owner weighing when to lease out a unit or hold it through the cycle rather than reading any single quarter in isolation. A landlord holding a freehold strata unit has the added flexibility of not being bound to a lease clock while reading these broader signals.

Space Nova Landlords: One More Number to Watch

None of the third quarter's five JTC land awards sat in Tai Seng, where Space Nova is located, but the quarter's broader signal, of sustained institutional appetite for industrial land across several parts of the island at once, is a useful backdrop for a landlord deciding whether to lease out a Tai Seng unit at this point in the cycle or hold it further. A landlord can weigh that market-wide signal against the specific tenant demand seen locally around Tai Seng and Bartley MRT before making a call.

Space Nova at 21 New Industrial Road in Tai Seng is a freehold Business 1 (Clean) industrial development with partial ramp-up and flatted floors and a level-four sky garden, built across 47 strata units over seven storeys on a 36,257 sq ft site and developed by JVA NIR Pte Ltd. Vacant possession is expected on 30 June 2029, with legal completion following on 30 June 2032. The freehold structure is set out on the freehold advantage page, the Space Nova homepage carries the wider overview, and the Sales Concierge can be reached through the contact page for landlord and leasing questions.
